Job summary

Leoforce is seeking a Senior Cost Segregation Associate to join a collaborative team of engineers and tax professionals. You will conduct onsite inspections, evaluate construction data, and develop IRS-compliant cost allocations for a diverse portfolio of properties.

The ideal candidate has 5+ years in engineering-based cost segregation, strong MACRS knowledge, and proficiency with RSMeans, AutoCAD, and Bluebeam. Travel to client sites is required.

Qualifications

• Bachelor's degree in Engineering (Civil, Mechanical, Electrical, or Architectural) or Construction Management.
• Five or more years of experience performing engineering-based cost segregation studies.
• Strong knowledge of MACRS depreciation, asset classification, and IRS regulations.
• Experience reviewing construction documents, estimating project costs, and developing engineering-based cost analyses.
• Proficiency with RSMeans, AutoCAD, Bluebeam, Microsoft Excel, and Microsoft Word.

Responsibilities

• Conduct onsite property inspections to document building components for cost segregation studies.
• Evaluate drawings, contractor records, project costs, and financial documentation to identify assets for accelerated depreciation.
• Develop asset analyses and cost allocations aligned with IRS MACRS guidelines.
• Prepare comprehensive technical reports designed to withstand IRS review.
• Explain methodologies, findings, and applicable tax treatment to clients and internal teams.
• Utilize RSMeans, AutoCAD, Bluebeam, and Microsoft Office to perform analyses and deliverables.
• Stay current on changes to tax regulations and depreciation guidance to ensure compliance and technical excellence.
• Collaborate with cross-functional teams to deliver projects accurately, efficiently, and on schedule.
