Job summary

Withum is seeking a Cost Segregation Senior Associate to join our Forensic & Valuation Services practice. The Senior Associate can be based at any U.S.

office with a hybrid schedule (3 days in office per week). You will work with tax professionals, engineers and real estate specialists to deliver engineering-based cost segregation studies, depreciation analyses, and tax-saving recommendations for a variety of real estate assets, across multiple industries, with strong client exposure and growth

Qualifications

• Bachelor's degree in Accounting, Finance, Engineering, Construction Management, Real Estate, Architecture, or related discipline.
• 3-5 years of experience in cost segregation, fixed asset consulting, real estate tax, valuation, engineering, or related field.
• CPA, EA, CCSP, PE, or other related credentials preferred but not required.
• Strong understanding of MACRS depreciation rules and cost segregation methodologies.
• Ability to interpret architectural, engineering, and construction documentation.

Responsibilities

• Perform cost segregation studies for various real estate properties.
• Review construction cost documentation, depreciation schedules, appraisals, blueprints and fixed asset records.
• Conduct site visits and document building systems and asset classifications.
• Prepare engineering-based cost segregation reports meeting IRS guidelines.
• Research federal tax depreciation regulations and tangible property regulations.
• Identify asset planning opportunities and provide tax-saving recommendations.
• Manage multiple engagements and collaborate with clients, contractors, engineers, and internal teams.
• Review work and mentor junior staff.
• Assist in client relationships, proposals and business development.
• Remain current on technical developments affecting clients’ tax positions.
• Participate in training and growth of Cost Segregation practice.
