Job summary

Jobot is seeking a Senior Cost Segregation Associate to join a growing team delivering engineering-based cost segregation studies for commercial real estate and other properties. You will inspect sites, analyze construction data, and produce IRS-compliant reports that drive meaningful tax savings for clients.

The role combines technical engineering knowledge with consulting skills in a collaborative environment, offering growth and exposure to diverse property types and complex projects.

Qualifications

• Bachelor's degree in Engineering (Civil, Mechanical, Electrical, or Architectural), Construction Management, or related technical field.
• Five+ years of experience performing engineering-based cost segregation studies.
• Strong knowledge of MACRS depreciation, asset classification, and IRS regulations.
• Experience reviewing construction documents, estimating project costs, and developing engineering-based cost analyses.
• Proficiency with RSMeans, AutoCAD, Bluebeam, Excel, and Word for cost segregation engagements.
• Ability to prepare detailed technical reports and communicate findings clearly to clients and colleagues.

Responsibilities

• Conduct onsite property inspections to document building components for cost segregation studies.
• Evaluate drawings, contractor records, project costs, and financial data to identify assets for accelerated depreciation.
• Develop cost allocations aligned with IRS depreciation guidelines and MACRS requirements.
• Prepare technical reports and supporting documentation for IRS review.
• Explain methodologies, findings, and tax treatment to clients and internal teams.
• Use RSMeans, AutoCAD, Bluebeam, Excel, and Word to perform analyses and deliverables.
• Stay updated on tax regulations and depreciation guidance to ensure compliance.
• Collaborate with cross-functional teams to deliver projects accurately and on schedule.
