Job summary

Qualifications

• Seven or more years of construction project-management experience.
• Experience managing general contracting projects from award through closeout.
• Strong understanding of construction contracts, drawings and specifications.
• Proficiency with Procore, Bluebeam, Excel and scheduling tools.

Responsibilities

• Take ownership of assigned projects from award to final completion.
• Review the estimate, contract, drawings, specifications, schedule, exclusions and subcontractor scopes before mobilization.
• Prepare project budgets, cost codes, procurement schedules and project execution plans.
• Maintain current cost-to-complete forecasts and projected final gross profit.
• Update project financial forecasts at least weekly.
• Develop and maintain baseline schedules, short-term lookaheads and recovery plans.
• Coordinate subcontractors, suppliers, field supervisors and internal resources.
• Track submittals, RFIs, inspections, material lead times and procurement commitments.
• Prepare and manage owner and subcontractor change orders.
• Identify changed conditions promptly and preserve contractual notice requirements.
• Maintain complete documentation of directives, delays, additional work and impacts.
• Review subcontractor agreements, purchase orders, invoices and payment applications.
• Support accurate, timely owner billings and collection documentation.
• Conduct regular project meetings and distribute clear meeting records.
• Monitor quality, safety, schedule and contractual compliance.
• Work with field leadership to prevent rework and resolve construction conflicts.
• Manage project closeout, punch lists, warranties, as-builts, operation manuals and retention requirements.
• Maintain professional relationships with clients, architects, engineers, inspectors and public agencies.
• Escalate significant financial, contractual, safety or schedule issues promptly.
• Provide company leadership with concise weekly reports identifying status, risks and required decisions.
