Job summary

KW Property Management and Consulting is seeking a property manager to oversee community operations, work closely with the Board of Directors and developers, and ensure contractual obligations are met. The role emphasizes customer service, leadership of on-site teams, and compliance with state regulations.

Responsibilities include budgeting, financial reporting, vendor management, and maintaining accurate records.

Qualifications

• Must have strong working knowledge of customer service principles and practices.
• Ability to read, analyze, and interpret technical procedures, leases, regulations, or documents with a similar degree of complexity.
• Proficient and working knowledge of Microsoft Office Applications.
• Must have a Florida CAM license.
• Must have a valid FL Driver’s license.
• Employee must be flexible in hours including nights and weekends.
• Some locations require bi-lingual in English and Spanish

Responsibilities

• Act as the company’s primary coordinator to ensure obligations are met and exceeded on assigned properties.
• Prepare annual budgets for the association.
• Analyze and distribute monthly financial statements and manage cash flow.
• Maintain accurate property files and ensure documentation is up to date.
• Supervise on-site staff and ensure safety standards are followed.
• Prepare and chair team meetings and coordinate with departments for collaboration.
• Keep knowledge of state statutes and client documents up to date.
• Coordinate move-ins and staff orientation for new residents.
• Develop and present reports, action plans, and budgets to stakeholders.
• Manage vendor contracts and ensure insurance certificates and licenses are in place.
• Maintain records and update association communications and newsletters.
• Handle violations, work orders, and applications monthly.
• Monitor cash balances and capital project funds; manage aging reports and collections.
• Maintain maintenance logs and preventive maintenance manuals.
