Related Affordable seeks a Senior Community Manager to lead a 144-unit affordable housing community in Chelsea, Manhattan. You will drive performance, ensure regulatory compliance, and mentor on-site staff while partnering with regional leadership to implement best practices across the portfolio.

You will oversee leasing, budgeting, and operations to sustain occupancy and financial targets, while fostering resident relations and service excellence.

Qualifications

• 5+ years of property management leadership in affordable housing environments.
• Advanced knowledge of affordable housing programs (Project Based Section 8, LIHTC, HUD).
• Strong financial management skills including budgeting, variance analysis, and forecasting.
• Experience with RealPage, OneSite and JD Edwards (or similar software).
• Certifications such as COS, C3P, HCCP preferred.
• Experience overseeing large portfolios (500+ units) is highly valued.
• Proactive, problem-solving mindset with focus on resident experience.

Responsibilities

• Lead and develop on-site team including hiring, training, and performance management.
• Oversee leasing strategy, marketing, recertifications, and administrative operations to maintain occupancy and compliance.
• Manage property financial performance: budgeting, forecasting, A/R, A/P, rent collection, delinquency.
• Travel regionally to support initiatives and participate in leadership meetings.
• Ensure full compliance with affordable housing programs (HDC, HCR, HUD, LIHTC).
• Foster positive resident relations and handle conflicts professionally.
• Partner with maintenance leadership for preventative maintenance and capital projects.
• Analyze operational reports and KPIs to identify trends and improvement opportunities.
• Support special projects, onboarding, and portfolio transitions.
