USA Properties Fund, Inc. seeks a Maintenance Supervisor for Vintage Desert Rose, a 184-unit senior community in Las Vegas, NV. The role reports to the Community Manager and is non-exempt with a Monday–Friday schedule; some overtime and on-call work is required.

The incumbent must reside on-site; a two-bedroom apartment is provided at no charge. The position offers a competitive hourly salary ($27–$28) and eligibility for a bonus program, with comprehensive benefits and opportunities for

Qualifications

• Two or more years of maintenance experience, preferably in an apartment setting.
• Proven supervisory capabilities and ability to lead a maintenance team.
• Proficient in Microsoft Word and Excel.
• Valid driver's license and reliable transportation.

Responsibilities

• Oversee maintenance of the community and ensure timely completion of work orders.
• Supervise, train and support maintenance team members and curb appeal.
• Escalate major repairs to the Community Manager and manage third-party vendors as assigned.
• Maintain safety standards, policies, and regulatory compliance (HAZCOM, EPA/OSHA).
• Schedule and conduct regular maintenance walks and apartment inspections.
• Maintain inventory and process purchase orders for supplies.
• Assist with budgeting for maintenance-related GL codes.
• Ensure on-site maintenance is responsive to emergencies and outages.
