Job summary

Carvana's Real Estate team in Tempe, AZ is seeking a Commercial Property Manager to oversee day-to-day lease administration and portfolio management across industrial and retail facilities. You’ll interpret lease language, manage rent, CAM, taxes, and coordinate with Legal, Accounting, Insurance, Facilities and Construction.

The ideal candidate has 8+ years in commercial property management, a bachelor’s degree, and proficiency with Property Works, MS Office, and AI tools.

Qualifications

• 8+ years of experience in commercial property management or lease administration.
• Strong understanding of commercial lease language and obligations.
• Experience with CAM reconciliation, estoppels, SNDAs, and COIs.
• Proficiency with Microsoft Office, G-Suite, and AI resources (Claude, Gemini).

Responsibilities

• Perform commercial lease abstraction and data integrity across Lease, License, and Purchase Agreements.
• Audit lease information and deadlines; ensure accurate reporting.
• Interact with landlords and manage landlord escalations.
• Interpret lease terms for cross‑functional teams (Facilities, Construction).
• Escalate lease interpretation issues to senior management or Legal as needed.
• Serve as a go‑to resource for property and portfolio management queries.
• Support move‑in/move‑out processes and critical date management.
• Prepare timely operational and financial reports for stakeholders.
• Draft and obtain approval for landlord‑tenant communications and notices.
• Coordinate with Legal, Accounting, and Insurance on reviews and reporting.
