Job summary

Sussex Development Corporation is seeking an experienced Commercial Construction Estimator to join our team. You will collaborate closely with the project management team to provide critical financial insights that support our diverse commercial projects across the Virginia Beach area.

The role requires a minimum of 5 years in commercial estimating, strong MS Office skills (especially Excel), and proficiency with Adobe or Bluebeam.

Qualifications

• Minimum 5 years of experience in commercial estimating.
• Strong proficiency in MS Office, particularly Excel, and Adobe or Bluebeam.
• Ability to perform quantity surveys and estimate the cost of materials, labor, equipment, and subcontracts.
• Bachelor's degree in related field preferred.

Responsibilities

• Analyze drawings, specifications, and project requirements.
• Perform accurate quantity takeoffs from plans and specifications.
• Prepare detailed cost estimates for labor, materials, equipment, and subcontractors.
• Develop conceptual, preliminary, and final estimates during design development.
• Identify cost-saving alternatives and value engineering options.
• Assemble complete bid proposals and pricing summaries.
• Solicit, review, and level subcontractor and supplier bids.
• Collaborate and reconcile scopes with other members of the estimating team.
• Ensure bids comply with project requirements, scope, and deadlines.
• Participate in bid reviews and clarifications.
• Identify potential risks, constructability issues, and scope gaps.
• Prepare reports for management and clients.
• Compare estimated vs. actual costs for continuous improvement.
• Support negotiations during contract award.
• Assist with client presentation preparation.
