Job summary

Sbf-Search, LLC in Owings Mills, MD is seeking a Project Manager to oversee commercial construction projects from preconstruction through closeout. This role emphasizes leadership, budgeting, scheduling, procurement, and client communication to deliver high-quality projects.

The ideal candidate will have 5+ years of PM experience in commercial construction, familiarity with CMAR delivery, and proficiency with Procore, Primavera P6, PlanGrid, and other tools.

Qualifications

• 5+ years of experience as a Project Manager in commercial construction.
• Experience managing commercial construction projects from preconstruction through closeout.
• Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field preferred.
• CMAR delivery experience is highly desirable.
• Experience with estimating & preconstruction is a plus.
• Strong budgeting, cost controls, forecasting, scheduling, procurement, and contract administration knowledge.
• Proven ability to manage subcontractors, consultants, and multiple stakeholders.
• Excellent leadership, negotiation, organizational, and communication skills.
• Proficiency with Microsoft Office and construction management software.

Responsibilities

• Lead commercial construction projects from preconstruction through final completion and closeout.
• Coordinate field operations with Field Superintendents to ensure successful project execution.
• Provide leadership to project teams, promoting collaboration, accountability, and operational excellence.
• Develop and maintain relationships with owners, architects, engineers, consultants, and stakeholders.
• Develop and manage project budgets, forecasts, cash flow projections, and financial reporting.
• Review and approve subcontractor invoices, vendor payments, and owner pay applications.
• Develop and maintain project schedules, monitor milestones, procurement activities, and sequencing.
• Prepare, negotiate, and manage Change Orders and contract modifications.
• Participate in budgeting, constructability reviews, and scheduling during preconstruction.
• Coordinate project commissioning, punch lists, warranty documentation, and final closeout.
