Job summary

Action Property Management is seeking a Building Engineer I to maintain and repair common property, respond to emergencies, and perform limited in-unit maintenance. You will work under the Chief Engineer and Supervisor, with after-hours availability for emergencies.

The role requires at least 2 years of maintenance experience in buildings, basic tool knowledge, and ability to read schematics. Compensation is $25-27 per hour, with a Tuesday–Friday and weekend schedule as listed.

Qualifications

• High school diploma or equivalent.
• 2+ years of maintenance experience in residential or commercial buildings; high-rise experience preferred.
• Ability to read blueprints, schematics, and technical manuals.
• Knowledge of building codes and safety regulations.
• Proficiency in MS Office and SharePoint; able to learn PM software.
• Strong problem solving and troubleshooting abilities.
• Ability to work independently and as part of a team.
• EPA 608 Certification is a plus.
• Weekly Fire Pump Testing Certification is a plus.

Responsibilities

• Maintain and repair mechanical, electrical, plumbing, HVAC, fire/life safety, and sanitary sewer systems.
• Perform preventive maintenance tasks as outlined and directed.
• Inspect, test, troubleshoot, and resolve issues.
• Carry out general maintenance (carpentry, painting, masonry, light repairs).
• Conduct routine property inspections and follow-up items.
• Perform in-unit tasks (HVAC filters, smoke alarms, minor repairs).
• Maintain logs, work orders, inventories and PM records.
• Respond to property emergencies after hours as needed.
• Coordinate vendor access and assist housekeeping and team members.
