Job summary

Guardian Service Industries, Inc. in Norwalk, CT is seeking a skilled Building Engineer to oversee daily operations, maintenance, and repair of city buildings and related systems. Responsibilities include operating BMS/BAS, coordinating with contractors, and ensuring safe, energy-conscious facility management.

The role requires hands-on troubleshooting, preventative maintenance, and strong documentation using CMMS. This is a union position with competitive hourly pay and a Monday–Friday schedule.

Qualifications

• 10+ years in building operations and maintenance.
• Experience with HVAC, electrical, plumbing and controls.
• Knowledge of BMS/BAS systems and energy management.
• Ability to read blueprints and control diagrams.
• Valid driver's license.
• Union position under collective bargaining agreement.
• Excellent customer service and communication.

Responsibilities

• Inspect buildings and systems for unsafe or abnormal conditions.
• Perform preventative maintenance on mechanical, electrical, HVAC and plumbing systems.
• Troubleshoot and repair HVAC equipment and controls.
• Operate and maintain BMS/BAS including schedules and alarms.
• Use CMMS to document and close work orders.
• Coordinate with outside contractors when needed.
• Maintain logs and documentation.
• Assist with energy conservation measures and system upgrades.
