The Senior Building Engineer is responsible for the safe, efficient, and reliable operation of all building systems, including HVAC, electrical and plumbing. This role serves as a senior-level technician within the engineering team, providing leadership, training, and advanced technical support.

RESPONSIBILITIES :

• Operate, maintain, and repair all mechanical, electrical, and plumbing systems and equipment.
• Perform preventative and corrective maintenance on HVAC systems, chillers, boilers, pumps, air handlers, and controls.
• Monitor and operate the Building Management System (BMS) for efficient energy usage and equipment monitoring.
• Responds to tenant service requests (e.g., temperature issues, lighting repairs, plumbing concerns).
• Communicates effectively with tenants regarding maintenance schedules and repairs.
• Operation, maintenance, and repair of all boilers, heaters pumps, valves, appurtenances and lines used in the distribution of steam and heated or processed water.
• Operation, maintenance, and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety, including the use of approved recovery equipment and processes to comply with the law.
• Air Compression Systems : Maintenance of air compressors, distribution lines, air dryers, filtration, and separation systems.
• Water Distribution & Plumbing : Operation, maintenance, and repair of water filters, softeners, expansion tanks, piping, sinks, toilet bowls, supply lines, drains, and sprinkler systems.
• Operation, maintenance, and repair of all natural and manufactured gas distribution lines, including all valves and devices for their distribution, regulations and control.
• Operation, maintenance, and repair of all types of electrical motors and engines used to power pumps, compressors, generators and fans.
• Keeping current accurate maintenance records, work orders, inspections, inventories, purchase orders, etc
• Operation, maintenance, and repair of sanitary sewer systems, sump pumps including basins and sumps, grease traps, water closets, urinals, flush valves, angle stops and piping. This includes clearing blockages in fixtures and lines as needed and on a preventative basis as well.
• Assist with emergency situations (e.g., fire alarms, chemical spills, hazardous conditions) and take appropriate actions.
• Perform other duties as assigned.

REQUIREMENTS :

• High school diploma or GED required, Associate’s or Technical degree in a related field preferred.
• Valid HVAC, Electrical, or Mechanical certification.
• Ability to lift 50 lbs., climb ladders, and work in confined spaces or at heights.
• Must be able to work in varying indoor and outdoor conditions.
