Responsibilities

• Program, configure, and commission BAS/DDC systems for HVAC equipment
• Develop control logic from sequences, plans, specs and drawings
• Configure controllers, field devices, supervisory controllers, and BAS networks
• Create system graphics, trends, alarms, schedules, and user interfaces
• Perform startup, point-to-point checkout, testing and commissioning
• Troubleshoot programming, network, controller, sensor and HVAC issues
• Support IP-based BAS networks and third-party integrations
• Assist with TAB coordination and system performance verification
• Provide redlines for as-built documentation and coordinate stakeholders
• Deliver system demonstrations and training to owners and facility teams

Senior BAS Programmer / Building Automation Engineer

Location: Dallas-Fort Worth, TX

Employment Type: Full-Time

Position Overview: A well-established building automation and controls contractor is seeking an experienced Senior BAS Programmer to support commercial and institutional projects throughout the Dallas-Fort Worth market.

This position is ideal for someone with strong hands-on BAS programming experience who can take a project from control drawings and sequences of operation through programming, graphics, startup, commissioning, and customer turnover. You'll work closely with project managers, field technicians, subcontractors, engineers, and customers to deliver reliable, high-performing building automation systems.

Projects include commercial buildings, healthcare facilities, schools and universities, government facilities, and other complex HVAC environments throughout North Texas.

Key Responsibilities

• Program, configure, and commission BAS/DDC control systems for HVAC and mechanical equipment
• Develop control logic based on sequences of operation, mechanical plans, specifications, and control drawings
• Program and configure controllers, field devices, supervisory controllers, and BAS networks
• Create and integrate system graphics, animations, trends, alarms, schedules, and user interfaces
• Perform system startup, point-to-point checkout, functional testing, and commissioning
• Troubleshoot programming, communication, network, controller, sensor, and HVAC system issues
• Configure and troubleshoot IP-based communications and BAS networks
• Support integration of third-party equipment and systems using common building automation protocols
• Assist with Test & Balance (TAB) coordination and system performance verification
• Review drawings in the field and provide accurate redlines for final as-built documentation
• Coordinate with project managers, field technicians, mechanical contractors, electricians, engineers, and other project stakeholders
• Provide system demonstrations and training to building owners, facility teams, and end users
• Support less-experienced programmers and technicians with troubleshooting and technical questions as needed
• Ensure projects are completed accurately, efficiently, and with a strong focus on customer satisfaction

Preferred Experience

• Previous experience programming and commissioning Building Automation Systems (BAS/BMS/DDC)
• Strong understanding of HVAC equipment, mechanical systems, electrical controls, and control sequences
• Experience interpreting MEP drawings, control diagrams, specifications, and sequences of operation
• Working knowledge of BACnet/IP, BACnet MS/TP, Modbus, and IP networking
• Experience with BAS graphics, trends, alarms, scheduling, and system integration
• Ability to independently troubleshoot both controls and mechanical/HVAC issues
• Experience supporting system startup, commissioning, and project turnover
• Strong organization and documentation skills
• Ability to manage multiple projects and priorities in a field-driven environment
• Clear communication skills and a customer-focused approach

Experience with major BAS platforms such as Tridium Niagara, Distech Controls, Honeywell, Johnson Controls, Schneider Electric, Siemens, Automated Logic, Delta Controls, Alerton, or similar systems is highly valued.
