• 5+ years CRE investment experience focused on underwriting and acquisitions.

Responsibilities

• Lead underwriting for acquisitions, recapitalizations, and assets.
• Build complex Excel and ARGUS models including JV waterfalls and debt sizing.
• Prepare IC memos, business plans, and partner materials.
• Run transactions from LOI to close; coordinate diligence and lenders.
• Review PSAs, loan documents, and JV agreements with leadership.
• Serve as point of contact for capital partners and servicers.
• Mentor Analysts and interns.

Job description

We’re partnering with a well-respected, DC-based real estate investment and development firm on a great opportunity for a Senior Associate to join their Investment & Portfolio Management team. This group has a long track record in the DC metro market and a diverse portfolio spanning office, mixed-use, residential, and industrial, and they’re known for a close-knit, collaborative culture where people genuinely enjoy working together.

This is a high-visibility seat. You’ll lead underwriting and deal execution side by side with senior leadership, manage a handful of existing assets, and have a clear path to sourcing your own deals over time.

What you’ll be doing:

• Leading underwriting for new acquisitions, recapitalizations, and existing assets
• Building and owning complex Excel and ARGUS models (DCFs, JV waterfalls, debt sizing, scenarios)
• Writing and presenting IC memos, business plans, and capital partner materials
• Running transactions from LOI through closing, coordinating diligence, consultants, counsel, and lenders
• Reviewing PSAs, loan documents, and JV agreements alongside leadership
• Serving as point of contact for capital partners, lenders, and servicers on assigned assets
• Reviewing lease economics, signing off on draw requests, and supporting refinancings, valuations, and dispositions
• Building relationships with DC metro brokers, owners, and lenders
• Mentoring and reviewing the work of Analysts and interns

What they’re looking for:

• 5+ years of CRE investment experience focused on underwriting and acquisitions, with hands‑on asset management exposure
• A track record of closed deals, from underwriting through closing
• Expert Excel and ARGUS skills, including JV waterfalls and debt structures
• Experience working directly with JV partners, lenders, and servicers
• Strong writing and presentation skills, sound judgment, and the ability to run with things independently
• Bachelor’s in Finance, Real Estate, Economics, or similar (MBA or MSRE a plus)
• DC metro market knowledge and relationships are a big plus
