Job summary

AOG Living is seeking an experienced Service Manager in Houston to oversee the physical property, maintenance repairs, and make-ready tasks for an apartment community. You will lead the maintenance staff, coordinate with the Community Manager, and ensure timely completion of projects.

The role requires strong HVAC/plumbing knowledge, attention to safety, and the ability to manage budgets and vendor relationships. On-site duties include groundskeeping and pool support as needed.

Qualifications

• High school diploma or equivalent.
• Five years of multi-family experience or equivalent.
• EPA Section 608 (HVAC/Freon Recovery) certification required.
• Boiler repair, plumbing and mold detection/troubleshooting training required.
• CAMT preferred.
• CPO required.

Responsibilities

• Supervise and schedule maintenance activities for the community and maintenance staff.
• Coordinate, schedule and respond to resident/management requests and work orders for occupied units.
• Prepare vacant units for move-in and conduct make-ready.
• Provide safety and skills training for staff.
• Identify hazardous conditions and implement corrective actions to protect property.
• Manage maintenance budget and purchasing of supplies.
• Perform preventative maintenance on equipment and systems.
