Job summary

Nscale is seeking a Senior Development Manager to drive AI data center site development across the Americas, from site control through diligence, entitlement, permitting, and FID. You will own end-to-end projects, directing external consultants and mentoring junior team members to speed to market.

You will manage diligence, entitlements, utility coordination, design, and preconstruction workstreams, keeping schedules, budgets, and risks on track.

Qualifications

• Minimum 6+ years in data center, real estate, or infrastructure development with complex projects.
• Experience leading end-to-end development from site control to FID is preferred.
• Data center or mission-critical facility dev experience is highly desirable.
• Ability to manage budgets, schedules, and external partners in a fast-paced setting.
• Knowledge of power/interconnection and its role in project deliverability.

Responsibilities

• Manage assigned AI data center development projects from site control through diligence and FID.
• Develop and maintain development plans, budgets, and schedules to enable speed-to-market.
• Lead day-to-day development lifecycle: site control, due diligence, entitlements, permitting, utility coordination, and design management.
• Coordinate cross-functional workstreams across Energy, Design, Preconstruction, and Sales; escalate risks to Director.
• Represent projects in internal reviews and external meetings; mentor associates and analysts.
