Job summary

The Indianapolis Housing Agency is seeking a Housing Specialist to manage Section 8 certifications, review income and family composition, and ensure compliance with federal and local guidelines under the supervision of program managers.

The role involves handling a sizable caseload, staying current with HUD requirements, and contributing to a team dedicated to supporting Marion County residents with housing assistance.

Qualifications

• Knowledge of Federal principles, practices and techniques of public housing management.
• Some knowledge of budgeting and data entry.

Responsibilities

• Maintaining a caseload range between 250-450 or more cases.
• Adhering to HUD requirements and completing recertifications and rent increases within time limits.
• Documenting and ordering files and records relating to verification methods and time frames.
• Processing moves within thirty days.
• Reporting fraudulent activities and ensuring compliance with local policies.
• Resolving non-compliance issues and documenting case files for informal hearings.
• Completing HCV training and update courses as provided by IHA.
• Processing Requests for Tenancy Approval accurately and timely.
• Applying rules for lease-up, moves, unit leasing requirements, and portability procedures.
• Determining payment standards, utility allowances, rent burden and rent reasonableness; documenting rent and subsidy payments.
• Obtaining certification in Section 8 Eligibility and Rent Calculation and Occupancy.
