Description

Job Overview: As a Maintenance Tech, your primary responsibilities include performing maintenance and repair work on equipment and facilities of common areas, buildings, condominiums, and recreation centers. Tasks encompass carpentry, roofing, gutters, electrical, plumbing, masonry, painting, and snow removal. You will perform minor troubleshooting, repairs, adjustments, and report mechanical issues for further action. Responsibilities may also involve moving equipment and furniture. Exercise discretion in identifying projects requiring specialized skills. Maintain work logs and carry a work cell phone for emergency on-call services.

Your Responsibilities

1. Provide regular updates to the General Manager.
2. Monitor and maintain inventory daily; submit requests as needed.
3. Take initiative and work with minimal supervision.
4. Recognize and address problems promptly.
5. Respond to emergencies and coordinate safety measures.
6. Adhere to budgets.
7. Conduct community inspections and report status.
8. Ensure supplies and tools are properly stored.
9. Perform repairs on buildings and equipment, document work, and inform supervisors.
10. Conduct minor repairs on lighting and replace bulbs as needed.
11. Maintain floors, furniture, and common areas, including cleaning and organizing.
12. Inspect and maintain safety equipment like fire escapes.
13. Perform preventative maintenance tasks.
14. Maintain courteous and professional interactions with residents.

Skills & Qualifications

1. Ability to read blueprints or plans.
2. Valid driver’s license.
3. High school diploma or equivalent preferred.
4. Two years of maintenance and repair experience.
5. Ability to follow instructions and keep accurate records.
6. Knowledge of plumbing, carpentry, electrical work.
7. Proficiency with hand and power tools.
8. Understanding of custodial and maintenance methods.

Physical Requirements

1. Climb ladders and work at heights up to 3 ft.
2. Lift 50 lbs or more safely.
3. Operate a vehicle and work in various environmental conditions.
4. Stand, walk, bend, reach, and perform physical activities regularly.

Compensation

$17.00 - $19.00 per hour
