Job summary

Metropolitan Companies is seeking an outgoing Sales & Marketing Specialist to build awareness of residential developments and generate leasing opportunities through direct outreach, local partnerships, events, and content creation in Philadelphia, PA.

You will work closely with our Digital Marketing Manager, property management, leasing, and development teams to promote properties and drive occupancy through targeted outreach and campaigns.

Qualifications

• Bachelor’s degree in marketing, communications, business, or related field preferred; relevant experience valued.
• 2+ years in marketing, business development, sales, community outreach, or related role; multifamily or real estate preferred.
• Valid driver’s license and reliable transportation to visit properties throughout Philadelphia.
• Occasional weekend/evening availability for events.

Responsibilities

• Build relationships with local businesses, organizations, and groups to promote available and upcoming apartments.
• Conduct in-person visits, introductory meetings, presentations, and follow-ups with prospective referral partners.
• Identify employer programs, referral opportunities, cross-promotions, and creative ways to reach prospective residents.
• Develop awareness for new properties; coordinate with leasing on availability and incentives.
• Represent the company at business functions, community events, job fairs, and neighborhood gatherings.
• Maintain an organized outreach pipeline with next steps and referrals.
• Capture property photos, short videos, walkthroughs, and neighborhood highlights.
• Create engaging social media content and collaborate on campaigns.
• Plan/open houses, grand openings, employer tours, and other events in coordination with leasing staff.
• Track employer contacts, meetings, partnerships, outreach inquiries, tours, and referrals; provide weekly reports.
• Support launch plans and marketing timelines; follow through on initiatives independently.

Description

Metropolitan Companies is seeking an outgoing, resourceful Sales & Marketing Specialist to build awareness of our residential developments and generate leasing opportunities through direct outreach, local partnerships, events, and content creation. This is a hands-on, field-oriented role that works closely with our Digital Marketing Manager, property management, leasing, and development teams. This position will be apart of our Haverford Square by Metropolitan division and will be based in Philadelphia, PA.

Key Responsibilities

• Build relationships with local businesses, organizations, and groups to promote available and upcoming apartments.
• Conduct in-person visits, introductory meetings, presentations, and follow-ups with prospective referral partners.
• Identify preferred-employer programs, referral opportunities, cross-promotions, and creative ways to reach prospective residents.
• Develop awareness and prospective renter interest for new properties well ahead of opening; coordinate with leasing on current availability and incentives.
• Represent the company at business functions, community events, job fairs, and relevant neighborhood gatherings.

• Plan and execute open houses, grand openings, employer tours, pop-ups, and other promotional events in coordination with leasing staff.
• Track employer contacts, meetings, partnerships, outreach-sourced inquiries, tours, and referrals; provide concise weekly activity and results reports.
• Support property-specific launch plans and marketing timelines; follow through on assigned initiatives independently.

Skills, Knowledge and Expertise

Competencies:

• Confident relationship builder who enjoys in-person outreach, networking, and initiating conversations.
• Ability to create compelling photo and short-form video content; familiarity with Instagram, TikTok, Canva, or comparable tools.
• Strong written communication, organization, follow-through, and Microsoft Office skills.

Requirements:

• Bachelor's degree in marketing, communications, business, or a related field preferred, but relevant experience and demonstrated initiative are valued.
