Job summary

Bozzuto is seeking a Maintenance Manager to lead maintenance operations across a portfolio in Montgomery County, MD. The role requires 7+ years in facilities or residential building maintenance and 3+ years of supervision, with HVAC, EPA/NAPE certifications.

Qualifications

• 7+ years of facilities/residential building maintenance experience.
• 3+ years supervisory experience and a track record of hiring, developing and retaining high performing teams.
• HVAC, EPA and/or NAPE certification.
• Knowledge of risk management, OSHA and MSDS.
• Advanced level of skill in HVAC, plumbing, electrical and appliance repair.
• Basic carpentry, drywall and painting skills.
• Exposure to complex mechanical systems such as central plant, split systems, boilers and chillers.
• Safety mindset and an eye for detail.
• Builder's mentality (know it like you built it!).
• Excellent communication skills, both written and verbal.
• A sharp professional appearance.
• Intermediate proficiency with the Microsoft Office suite and comfort using various technology platforms, apps and computer programs.
• Availability for emergency situations at the property, including an on-call rotation.
• The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders and work in varying weather conditions.

Responsibilities

• Travel (roving) amongst a portfolio of properties within Montgomery County, MD.
• Lead by example and be a role model for Bozzuto's standards and culture.
• Hire, develop and provide on-the-job and classroom education opportunities to techs and community care associates.
• Show care for residents through timely follow up and completion of service tickets.
• Resolve maintenance issues in HVAC, electrical, plumbing and appliance repair.
• Manage make-ready and apartment turnover processes for leasing readiness.
• Preserve building value through preventative maintenance programs.
• Maintain building and grounds safety and cleanliness, including snow removal.
• Sustain peak efficiency operation levels for property components.
• Adhere to building, county and safety codes; run an accident-free operation.
• Oversee annual building systems inspections.
• Lead cost-effective capital improvements and special projects.
• Establish and manage vendor relationships and projects within budget.
• Reinforce monthly staffing schedules and 24/7 emergency coverage.
