Job summary

WinnCompanies is seeking a Rotating Property Manager to support affordable housing properties across the Boston area, primarily in Roxbury, MA. The role entails managing property operations, coordinating with the existing property manager, and ensuring financial objectives are met for owner and management company.

You will work at communities ranging from 100 to 400 units, oversee rent schedules, renewals, and occupancy, and lead a property team to maintain compliance with regulatory standards.

Qualifications

  • High school diploma or GED required or equivalent.
  • 1-3 years of relevant work experience.
  • 1-3 years of supervisory/managerial experience.
  • Current driver’s license in good standing.
  • Knowledge of Property Management.
  • Knowledge of Landlord/Tenant Laws.
  • Experience managing large teams.
  • Experience with web-based applications and Microsoft Office.
  • Excellent customer service skills.
  • Ability to multi-task in a fast-paced environment.
  • Ability to work with a diverse group of people.
  • Attention to detail.

Responsibilities

  • Collaborate with senior management to establish appropriate rent levels.
  • Review rent schedules.
  • Oversee preparation and submittal of rent increases and renewals.
  • Lead the property team to maintain optimum level of occupancy.
  • Process timely and accurate move-ins, move-outs, recertifications and renewals.
  • Approve rental applications adhering to property standards and all relevant agency standards.
  • Follow company marketing policies and reporting requirements.
  • Provide oversight of property tenant files.
  • Ensure site compliance with applicable state and federal program regulations.
  • Ensure the property and grounds are well maintained.
  • Direct maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents and injuries per company policy.
  • Resolve resident issues and conflicts timely per site guidelines.
  • Prepare the property’s annual budget for approval by senior management.
  • Provide accurate financial reporting and monthly variance reporting.
  • Solicit bids, process Purchase Orders and Invoices per Winn Purchasing Policy.
  • Ensure timely collection and deposit of all rents and fees per local laws and Winn Rent Collection guidelines.
  • Screen, hire, and train new personnel per company directives.
  • Promote staff efficiency and engagement through PDP trainings and leadership.
  • Conduct weekly staff meetings.

About The Opportunity

WinnCompanies is searching for a Rotating Property Manager who will support multiple affordable housing properties in Roxbury, MA.

In this role, you will provide support alongside an existing property manager or as a short-term coverage for a property manager vacancy. You will work at affordable and scattered-site properties throughout the Boston area, with communities ranging from 100 to 400 units. As assigned, you will manage, market, and maintain apartment communities while supporting residents and staff, meeting the financial objectives of the owner and management company, and ensuring compliance with all applicable regulatory standards and requirements.

Please note that the pay range for this position is $31.25 - $36.00 per hour, depending on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:30 AM to 5:00 PM.

Responsibilities
  • Collaborate with senior management to establish appropriate rent levels.

Requirements
  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • 1-3 years of supervisory / managerial experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Knowledge of Property Management.
  • Knowledge of Landlord/Tenant Laws.
  • Experience managing large teams.
  • Experience with web-based applications and computer systems such as Microsoft Office.
  • Excellent customer service skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to manage and work with a diverse group of people and personalities.
  • Superb attention to detail.
Preferred Qualifications
  • Bachelor's degree.
  • Experience with Yardi or OneSite RealPage property management software.
  • Knowledge of LIHTC and HUD regulations.
  • Knowledge of Marketing / Leasing techniques.
  • NAHP – CPL, SHCM, CAM (MA - C3P) designations.
