Summary
The Roofing Construction Manager’s primary function is to provide operational execution and expertise to assigned projects from inception through warranty and maintain excellent client relationships to ensure BlueTeam remains the client’s first choice for restoration and reconstruction services. The Construction Manager holds overall operational and management responsibility for completing the BlueTeam process, communicating daily with the project team and the client, directing and communicating activities of all job team members, and attending site visits and scheduled client meetings.
Essential Duties and Responsibilities
- Direct the project teams, ensuring and delivering appropriate project expectations.
- Financially manage projects, monitoring scope and budget, maintaining profitability, handling work orders and purchase orders, and approving or rejecting subcontractor billings.
- Produce project billings accurately and timely.
- Identify, document, and submit change orders promptly; work with the team to secure client approval before any work is performed.
- Solicit, onboard, and maintain subcontractor relationships.
- Monitor subcontractor and vendor costs, ensuring proper performance of scope and price.
- Ensure projects maintain proper staffing and equipment, visiting frequently during restoration activities and as needed during construction.
- Prepare pre‑construction kick‑off meetings.
- Respond promptly as the first line of response to all losses or projects.
Financial Responsibility
- Prepare initial budget setup, applications for payment, A/R collections, and subcontractor and supplier payments.
- Deliver timely and accurate project buyout.
- Take overall financial responsibility for the project.
Team and Internal Communications
- Reinforce a team approach throughout practice on client projects and internal initiatives.
- Act as liaison between departments to share information and address client needs.
- Collaborate with project teams to ensure client retention through superior service.
- Communicate staffing issues with the immediate supervisor promptly.
- Remain available and reachable on short notice and during all designated work hours, including being on call to respond to emergency losses 24/7.
- Maintain high integrity, business ethics, and sound judgment in performing Project Manager duties.
Business Development Duties and Responsibilities
- Develop and maintain relationships with client decision makers.
- Maintain relationships with client project managers, professionals, and other potential business sources.
- Contribute to the quality of the client experience.
- Be tech‑savvy and capable of learning proprietary software for client demonstrations.
- Maintain project file integrity to ensure client access meets BlueTeam standards.
- Use CRM to manage client contacts and opportunities.
- Stay vigilant for potential mitigation, construction, and roofing opportunities.
- Monitor and report weather events that create repair/restoration opportunities.
- Perform other related duties and assignments as required.
Qualifications
- Extensive knowledge of construction and maintenance practices, procedures, and techniques, including applicable local, state, and federal building codes.
- Strong communication skills, detail‑oriented, and attentive.
- Ability to prioritize, multitask, and meet deadlines.
- Strong negotiation skills.
- Time‑management and interpersonal skills.
- Capability to collaborate closely with other project teams and stakeholders.
- Familiarity with Pipeline invitation‑to‑bid software is a plus.
- Skill in reading and interpreting work orders, safety rules, operating and maintenance instructions, and procedure manuals.
- Availability and reachability on short notice during all designated work hours, including 24/7/365 on‑call response to emergency losses.
- Computer skills including internet, e‑mail (MS Outlook), MS Excel, and MS Word.
- Experience in Xactimate is a plus.
Education and/or Experience
- Bachelor’s degree from a four‑year college or university; or five (5) or more years of related experience and/or training; or an equivalent combination of education and experience.
Language Skills
Ability to read and comprehend complex instructions, correspondence, and memos; write simple correspondence; and effectively present information in one‑on‑one and small group settings to customers, clients, and employees.
Reasoning Ability
Ability to solve practical problems and address a variety of concrete and abstract variables in situations with limited standardization.
