Job summary

Actalent in Owings Mills, MD is seeking an Assistant Project Manager for commercial construction to support a growing team overseeing tenant improvements and other interiors from preconstruction to completion. You will assist in estimating, budgeting, scheduling, and coordination while upholding quality, safety, and customer service standards across multiple concurrent projects ranging from $800k to $1M.

Qualifications

• Hands-on estimating experience with takeoffs and bid preparation.
• PM experience in commercial construction incl. budgeting and scheduling.
• Experience with PM software for budgets, schedules, RFIs, submittals and change orders.
• Proficiency with RFI, submittal, and change order processes and logs.
• Ability to read and interpret drawings, blueprints, and construction plans with accuracy.
• Knowledge of CSI cost codes and construction documents/specifications.
• Familiarity with payment and performance bonds for projects.
• Experience with AIA billing and lien waivers.
• Capacity to multitask across multiple projects and priorities.
• Strong written and verbal communication with owners, GCs, subs, and teams.
• OSHA 10 and OSHA 30 certifications.

Responsibilities

• Perform detailed estimating and project takeoffs independently to support bids.
• Manage entire project bidding process including scope review and pricing.
• Build and maintain project budgets with cost tracking and financial control.
• Apply RFI process and maintain accurate RFI logs.
• Assist in preparing prime contracts, subcontracts, and purchase orders.
• Understand payment vs. performance bonds and arrange bonding as needed.
• Manage submittal process with logs and approvals.
• Create and maintain project schedules with clear milestones.
• Schedule and attend project meetings and document outcomes and actions.
• Interpret blueprints and construction drawings accurately.
