Pyramid Consulting, Inc. is seeking a Rights & Restrictions Specialist for a 12+ month contract in Akron, OH onsite. The role focuses on examining, documenting, and tabulating real property rights and easements for transmission line projects.

The ideal candidate has 4+ years of title rights research experience, GIS proficiency (ArcGIS/QGIS), and strong Excel/database skills. Bachelor's in Real Estate/ GIS-related field preferred; SR/WA or paralegal certification is a plus.

Qualifications

  • Bachelor’s degree or higher with relevant experience in title/land rights research.
  • 4+ years of direct experience in title research, property rights, ROW examination, or legal document analysis.
  • Ability to read, interpret and analyze complex legal descriptions, titles, deeds, encumbrances, and easement documents.
  • Experience using GIS applications and mapping software to interpret spatial data and parcel maps.
  • Advanced Excel and relational databases for structured tabular data management.

Responsibilities

  • Analyze and document real property rights, title records, and easement agreements.
  • Extract key terms and rights into a standardized tabular format for project teams.
  • Collaborate with GIS and management teams to ensure land rights clarity along transmission corridors.
  • Perform reviews of recorded easements, deeds, land contracts, ROWs, permits, and property agreements.
  • Research property ownership, ROW boundaries, and encumbrances using public records and title commitments.
  • Use GIS to cross-reference legal land descriptions with tax parcels and survey plats.
  • Ensure data integrity and regulatory compliance in land-rights documentation.

Immediate need for a talented Rights & Restrictions Specialist. This is a 12+ Months Contract opportunity with long-term potential and is located in Akron, OH (Onsite).

Pay Range: $30 - $40/hour. Employee benefits include, but are not limited to, health insurance (medical, dental, vision), 401(k) plan, and paid sick leave (depending on work location).

Key Responsibilities:

  • The Rights and Restrictions Specialist will play a critical role in supporting transmission line projects by examining, analyzing, and documenting real property rights, title records, and easement agreements.
  • This role requires meticulous attention to detail to review complex legal instruments and extract key terms, conditions, rights, and restrictions into a clear, standardized tabular format.
  • Working closely with GIS and management teams, the successful candidate will leverage geographic information systems (GIS), mapping tools, and legal research skills to provide complete land-rights clarity across the project corridor.
  • Easement & Legal Document Review: Perform thorough legal reviews of recorded easements, deeds, land contracts, rights-of-way (ROW), permits, and property agreements governing transmission line corridors.
  • Data Extraction & Tabular Summarization: Synthesize complex legal clauses, rights, conditions, and landowner restrictions into a standardized, searchable tabular database/spreadsheet format for project engineering and operations teams.
  • Property Rights Research: Conduct limited property research using public land records, county recorder indices, title commitments, and historical deeds to determine property ownership, rights-of-way boundaries, and encumbrances.
  • GIS & Mapping Integration: Utilize Geographic Information System (GIS) software and mapping applications to cross-reference legal land descriptions, tax parcels, survey plats, and spatial layers with easement documents.
  • Quality Control & Compliance: Provide data integrity and precision in all land-rights documentation, supporting risk mitigation and regulatory compliance for transmission infrastructure development.

Key Requirements and Technology Experience:

  • Must have a Bachelors degree + min 4 years relevant exp OR an Associates degree + min 6 yrs relevant exp OR High School degree + min 8 yrs relevant exp.
  • Experience: Minimum of four (4) years of direct experience in title research, property rights research, right-of-way (ROW) examination, or legal document analysis.
  • Legal Interpretation: Proven ability to read, interpret, and analyze complex legal descriptions, land titles, deeds, encumbrances, and easement documents.
  • GIS Proficiency: Practical experience using GIS applications (e.g., ArcGIS, QGIS) and mapping software to interpret spatial data, survey plats, and parcel maps.
  • Software Skills: Advanced proficiency in Microsoft Excel and relational databases for managing structured tabular data.
  • Education: Bachelor’s degree from an accredited college or university in Real Estate, Urban Planning, Paralegal Studies, Business Administration, Geography/GIS, or a related field.
  • Experience specifically working on utility, electric transmission line, pipeline, or major linear infrastructure projects.
  • SR/WA (Senior Member Right of Way Association) designation or paralegal certification.
  • Familiarity with land records and county recorder systems in Ohio, Pennsylvania, Maryland, West Virginia and New Jersey.
  • Analytical Thinking: Strong capacity to break down complex legal documents into key actionable data points.
  • Attention to Detail: High degree of accuracy when entering, cross-referencing, and summarizing legal and spatial records.
  • Communication: Excellent written and verbal communication skills to present property rights data clearly to non-legal stakeholders.
  • Self-Motivation: Ability to work independently in a structured office environment while managing high-volume document workflows.
