Job summary

ESPO Corporation in Akron, OH or Morristown, NJ seeks a Rights & Restrictions Specialist to examine, analyze, and document real property rights, title records, and easement agreements for transmission line projects.

You will work with GIS tools, extract key terms into a standardized tabular format, ensure data integrity, and support engineering and regulatory compliance through meticulous review of legal instruments.

Qualifications

• Bachelor's degree or equivalent with 4+ years relevant exp
• 4+ years experience in title research, property rights research, ROW examination, or legal document analysis
• Ability to read, interpret, and analyze complex legal descriptions, land titles, deeds, encumbrances, and easement documents
• GIS proficiency with ArcGIS or QGIS; mapping spatial data
• Advanced proficiency in Excel and relational databases

Responsibilities

• Easement & Legal Document Review: review recorded easements, deeds, ROW, permits, and property agreements
• Data Extraction & Tabular Summarization: convert clauses into a standardized tabular format
• Property Rights Research: run public land records to determine ownership and encumbrances
• GIS & Mapping Integration: use GIS to cross-reference land descriptions and parcels
• Quality Control & Compliance: ensure data integrity for regulatory compliance
