Job summary

Heritage Grocers Group in Addison, TX seeks a Real Estate Manager to oversee the portfolio across banners and operating states. You will lead a team of three, manage the lifecycle of property assets, and collaborate with legal, finance, landlords and developers to execute transactions.

You will maintain lease records, track expirations, coordinate renewals, ensure timely rent payments, and coordinate cross-department efforts to support growth while meeting timelines and regulatory requirements.

Qualifications

• Bachelor's degree in real estate, business administration, finance or related field.
• Minimum of 5-7 years of experience in commercial real estate, preferably retail or grocery.
• 2 years in a supervisory or management role.
• Strong understanding of real estate laws, zoning regulations, and state/local requirements.
• Knowledge of real estate/property management industry and practices.
• Experience with grocery-specific requirements (loading docks, refrigeration, high-utility zoning).
• Exceptional communication and negotiation skills; ability to present site data to executives.
• Time management, organization, prioritization, ability to meet deadlines and multi-task.
• Proficiency with MS Word, Outlook, Excel, PowerPoint.

Responsibilities

• Maintain real estate database and files to ensure documentation is stored and accessible.
• Track and report key portfolio details: contact info, area, location, lease provisions, expirations, critical dates.
• Direct end-to-end lease administration including third-party vendor reconciliations and CAM.
• Lead lease renewals and coordinate real estate committee presentations and project timelines.
• Work cross-departmentally to achieve real estate portfolio goals.
• Ensure timely rent and CAM payments from tenants and subtenants.
• Manage relationships with developers and brokers for portfolio reviews.
• Direct and develop a team of three, ensuring accuracy of site packages and financial modeling.
• Supervise property operations support and services.
• Communicate with landlords, owners, neighbors, and brokers to resolve issues.
