Job summary

Heritage Grocers Group is seeking a Real Estate Manager to oversee the portfolio of retail grocery locations across banners in multiple operating states. You will lead a three-person team to manage end-to-end lease administration, vendor oversight, and timely payments while maintaining strong relationships with developers, landlords, and municipal entities.

The role requires a solid background in real estate, 5–7 years of experience, and proven leadership.

Qualifications

• Bachelor's degree in real estate, business administration, finance or related field.
• Minimum 5-7 years of experience in commercial real estate, preferably retail or grocery.
• 2 years in a supervisory or management role.
• Strong understanding of real estate laws, zoning regulations, and local requirements.
• Knowledge of real estate/property management industry and practices.
• Experience with grocery-specific requirements (loading docks, refrigeration, high-utility zoning).
• Exceptional communication and negotiation skills, with the ability to present complex site data to executive leadership.
• Time management, organization, and prioritization skills.
• Ability to meet deadlines and multi-task.
• Ability to follow directions and pay attention to details.
• Proficiency with Microsoft Word, Outlook, Excel, and PowerPoint.

Responsibilities

• Maintain real estate database and files to store documentation and correspondence.
• Track and report key property portfolio details such as contact information, area, location, lease provisions, expirations, and critical dates.
• Direct end-to-end lease administration, including oversight of vendors and reconciliations, rent audits, CAM reconciliations, and compliance with lease obligations.
• Lead lease renewals, evaluate property options, coordinate real estate committee presentations, and coordinate with teams to meet timelines.
• Collaborate across departments to achieve portfolio goals.
• Ensure timely rent and CAM payments and collect payments from subtenants.
• Manage relationships with developers and brokers for portfolio reviews.
• Direct and supervise a team of three (property managers and real estate specialists) and ensure accurate site packages and financial modeling.
• Oversee property operations support and services.
• Correspond with landlords and brokers to resolve issues and negotiate matters.
• Handle requests completely, accurately, and within timelines with stakeholders.
