Job summary

David Nice Builders is seeking a Retail Construction Project Manager to own the full lifecycle of retail projects from pre-construction through closeout. This is an office and field role with travel to jobsites and client meetings.

The PM will support field operations, manage schedules, budgets, and subcontractor relations to ensure on-time, within-budget delivery. The ideal candidate has strong communication, commercial instincts, and experience managing multiple projects from $500K to $15MM,

Qualifications

• Typically 5+ years of construction management experience.

Responsibilities

• Estimating and Pre-Construction: Partner with estimating on bids, review plans, flag unusual scope items, ensure complete sub coverage.
• Project Award and Contract: Read contracts, ensure signed contract or LOI before work proceeds, translate requirements into subcontract scopes.
• Project Start-Up: Lead internal start-up, coordinate permitting, verify insurance and licensing, confirm latest plan set with addenda.
• Schedule Management: Build the project schedule in MS Project and review weekly with the superintendent.
• Superintendent Support: Ensure the superintendent can execute the project; stay reachable and proactive in problem-solving.
• Subcontractors and Suppliers: Write contract scopes, award subs early, review invoices, push for budget-aligned buyout.
• During Construction: Review budgets daily, manage RFIs/submittals/change orders, lead project meetings.
• Closeout: Manage closeout with teams and finalize turnover within timelines.
