Job summary

Sugarloaf Mountain Corporation seeks an experienced Construction Project Manager to lead on-site construction activities at Big Sky Resort from planning through warranty. You will manage budgets, schedules, and contractor relations while coordinating with operations to minimize disruption and ensure quality.

This full-time role requires 7+ years ofExperience in resort or similar settings, strong negotiation skills, and a solid foundation in construction contracts.

Qualifications

  • 7+ years of on-site construction management experience in resort, hospitality, commercial, or mixed-use settings.
  • Experience as general contractor or superintendent on self-performed or owner-directed work.
  • Strong project management skills: planning, scheduling, budgeting, and risk management.
  • Ability to manage multiple concurrent projects in a complex operating environment.
  • Technical knowledge of building systems, infrastructure, architectural plans, construction processes, and regulations.
  • Strong cost estimating and budget management; able to support ROI and feasibility analysis.
  • Understanding of how construction activity affects resort operations and guest experience.
  • Excellent communication and interpersonal skills; collaboration with stakeholders, contractors, design teams.
  • Working knowledge of construction contracts and standard forms (AIA, ConsensusDocs).
  • Negotiation skills; resolve disputes during performance.
  • Problem-solving ability for field-level and administrative issues.

Responsibilities

  • Identify and evaluate deferred maintenance needs and improvement opportunities across resort infrastructure.
  • Develop project budgets and schedules; monitor progress and report to VP.
  • Coordinate with resort departments to align with operational needs and minimize disruption.
  • Manage solicitation and selection process for Contractors, Architects, and consultants.
  • Negotiate construction and design agreements and manage terms.
  • Provide ROI analysis as required by leadership.
  • Oversee on-site construction, including estimating, buyout, scheduling, procurement, and quality control.
  • Ensure safety and coordination with resort operations during self-performed work.
  • Prepare subcontracts and purchase orders for resort-directed work.
  • Provide monthly project reporting on all assigned projects.
  • Lead project closeout procedures including warranty documentation.
