Job summary

Big Sky Resort near Big Sky, MT, seeks a Construction Project Manager to lead capital projects from concept through warranty, coordinating with Mountain Operations, Lodging, F&B, and external partners to minimize disruption to operations.

Responsibilities include budgeting, scheduling, vendor selection, contract negotiations, safety and quality oversight, and ensuring alignment with the resort’s strategic goals while preserving asset value and guest experience.

Qualifications

  • 7+ years of on-site construction management experience in resort, hospitality, commercial, or mixed-use development.
  • Experience acting as general contractor or superintendent on owner-directed work, including estimating and subcontractor management.
  • Strong project management: planning, scheduling, budgeting, and risk management.
  • Ability to manage multiple concurrent projects in a complex operating environment.
  • Technical knowledge of building systems, infrastructure, and construction processes.
  • Cost estimating and budgeting skills to support ROI and feasibility analysis.
  • Understanding of how construction activity affects resort operations and guest experience.
  • Excellent communication and collaboration with diverse stakeholders, contractors, and design teams.
  • Knowledge of construction contracts and standard industry forms (AIA/ConsensusDocs) and ability to negotiate terms.
  • Negotiation and dispute resolution skills; problem-solving on field and administrative issues.
  • Bachelor's degree in CM, CE, Arch, or related field preferred.

Responsibilities

  • Identify deferred maintenance needs and opportunities; develop project candidates for capital planning.
  • Evaluate feasibility and develop budgets and schedule analyses for leadership.
  • Develop and monitor project budgets; provide regular updates to the VP.
  • Coordinate with resort departments to define programming and minimize disruption.
  • Manage bid processes for contractors, architects, and consultants; prepare bid documents and awards.
  • Negotiate construction and design agreements; align with internal stakeholders and finalize terms.
  • Provide ROI analysis as required by leadership; manage permitting and entitlements.
  • Serve as general contractor for self-performed or resort-directed work; supervise estimating, buyout, scheduling, and procurement.
  • Oversee safety, quality control, and subcontractor coordination on active jobsites.
  • Prepare subcontracts and purchase orders; maintain contract administration and cost control.
  • Provide monthly reporting on project costs and schedules; manage change orders and pay apps.
  • Lead project closeout: owner training, as-builts, warranty documentation; post-mortem reviews.
  • Contribute to department best practices and maintain a library of project information for future planning.
