Job summary

The Service Manager at Zellis Residential leads maintenance operations for our on-site multifamily community, acting as the authority for building systems, unit turnover, and asset preservation.

You will build preventive maintenance programs, optimize in-house labor, track lifecycle data in Yardi, manage vendor relationships, and develop a high-performing service team to deliver consistent, safe, and customer-focused service that enhances resident satisfaction and asset value.

Qualifications

• Minimum 5 years of maintenance experience with supervisory duties.
• HVAC certification (EPA Type I/II/Universal) required; trade certifications a plus.
• Strong knowledge of building systems and preventive maintenance.
• Experience with Yardi or similar PM software preferred.

Responsibilities

• Oversee daily operation of all building systems including HVAC, electrical, plumbing, and common areas.
• Implement and maintain a preventive maintenance program with detailed logs in Yardi.
• Manage unit turns and ensure leasing standard readiness on schedule.
• Lead, train, and develop the service team; uphold safety and quality standards.
• Coordinate with property management, residents, and vendors; manage budgets.
