Qualifications

• Experience in wholesale real estate, dispositions, or real estate sales with investors.
• Strong communication and negotiation skills to build relationships with buyers and investors.
• Knowledge of the Richmond and Greater Virginia real estate market is a big plus.
• Comfortable using CRM, email marketing tools, and other software to track leads, buyers, and deals.
• Self-motivated, reliable, and goal-driven; able to manage multiple deals.

Responsibilities

• Promote and market off-market properties to cash buyers via email, calls, text, and social media.
• Develop and maintain relationships with real estate investors, house flippers, landlords, and other cash buyers.
• Manage and expand the buyer database within the CRM.
• Coordinate property walkthroughs, inspections, and buyer showings.
• Negotiate pricing and terms to maximize fees and profitability.
• Oversee transactions from contract through closing with title companies and attorneys.
• Monitor buyer activity and deal progression to keep deals moving.
• Collaborate with Acquisitions to identify best buyers for each property.
• Take ownership of dispositions to convert signed contracts into closes.
