Job description

Harland Property Management is an established, locally owned company with more than 20 years of experience managing residential and commercial rental properties throughout San Diego.

We are seeking an experienced Portfolio Property Manager to oversee an assigned residential portfolio, serve as the primary contact for property owners and residents, and ensure that daily operations are handled efficiently, professionally, and with consistent follow-through.

You will report to our lead Property Manager and work closely with accounting, maintenance dispatch, leasing, and field staff. The ideal candidate brings practical third-party property management experience, sound judgment, professional communication skills, and the ability to resolve routine issues independently while recognizing when a matter requires escalation.

Compensation and Benefits
  • Base salary: $80,000-90,000 annually, depending on experience.
  • Performance bonus: Opportunity to earn up to $3,000 annually, paid quarterly based on established portfolio goals.
  • Medical coverage: Harland pays 50% of the employee-only premium for the company's base medical plan.
  • Dental and vision: Coverage available.
  • Paid time off: 14 days annually, with accrual beginning after 90 days of employment.
  • Paid company holidays: 9 paid company holidays per year.
  • Sick leave: 40 hours or five days annually, separate from vacation.
  • Business expenses: Reimbursement for authorized business mileage and parking.
  • Professional development: Company-paid DRE license renewal, continuing education, and relevant landlord-tenant training.
  • Performance reviews: A 90-day performance check-in and an annual compensation review.

Benefit eligibility and participation are governed by the applicable company policies and benefit-plan documents.

What You’ll Do
  • Manage an assigned third-party portfolio of approximately 200-250 single-family homes, condominiums and multifamily units, with dedicated support from accounting, maintenance dispatch, leasing, inspection and field staff.
  • Serve as the primary point of contact for assigned property owners.
  • Provide owners with timely updates, clearly explain recommendations, and follow through on commitments.
  • Address resident questions, complaints, lease matters, and disputes professionally and consistently.
  • Coordinate rental pricing, marketing readiness, lease preparation, renewals, rent adjustments, and move-out timelines.
  • Work with maintenance dispatchers and vendors to prioritize requests, review estimates, obtain approvals, monitor progress, and address delays or concerns.
  • Coordinate property turnovers by reviewing inspection reports, identifying necessary repairs, helping establish scopes and budgets, and keeping units on schedule.
  • Assist with delinquency follow-up, notices, lease enforcement, and security-deposit documentation in coordination with the lead Property Manager, accounting staff, and legal counsel when appropriate.
  • Review rental comparisons, vacancy trends, property conditions, and operating information to help owners make informed decisions.
  • Maintain accurate and timely records in Buildium, including communications, approvals, deadlines, and follow-up items.
  • Apply company procedures and maintain working knowledge of California and local rental regulations, Fair Housing requirements, and property management practices.
  • Identify problems early, recommend practical process improvements, and participate in a shared emergency on-call rotation.
What You’ll Bring
  • An active California real estate salesperson or broker license at the time of hire.
  • At least 3 years of residential property management experience with a third-party property management company.
  • Direct experience managing relationships with property owners and residents.
  • Experience managing multiple properties, competing deadlines, renewals, maintenance matters, and turnovers.
  • Strong working knowledge of California landlord-tenant requirements and Fair Housing laws. San Diego experience is preferred.
  • Clear and professional written and verbal communication skills.
  • The ability to explain difficult issues calmly, directly, and professionally.
  • Strong organization, attention to detail, sound judgment, and consistent follow-through.
  • Confidence using property management software, email, spreadsheets, digital workflows, and AI tools. Buildium experience is a plus.
  • A valid driver's license and reliable transportation for local property visits.
  • Spanish proficiency is a plus.

Because this is a full-time fiduciary position, the selected employee's license must be placed under Harland Property Management's brokerage, and outside real estate or property-management activity cannot be conducted during employment.

Schedule and Work Environment

This is a full-time, in-person position based in our La Jolla office, with regular travel to properties throughout the San Diego area. The standard schedule is Monday through Friday during regular business hours. Participation in a shared emergency on-call rotation is required.

You will join an established local company that offers direct access to leadership, clear expectations, and opportunities to take on greater responsibility as your performance and the company’s needs develop.
