About the job:
The Property Manager oversees the entire property portfolio, ensuring operational excellence, strong resident relationships, and the consistent delivery of high-quality living experiences. This role emphasizes portfolio-wide management with clear ownership over key areas of performance, communication, and process execution.
Responsibilities
- Resident Relations: Serve as the primary point of contact for residents, ensuring timely communication, issue resolution, and satisfaction across the portfolio.
- Work Order Tracking: Monitor and evaluate maintenance requests, ensuring completion and resident satisfaction through consistent follow-up and reporting.
- Inbox Management: Oversee the general property management inbox to ensure all inquiries are addressed promptly and professionally.
- Renewal Management: Prepare and distribute renewal notices, track responses, and coordinate with leasing and operations teams to maintain strong occupancy rates.
- Building Inspections: Conduct regular inspections to ensure buildings meet company standards for safety, maintenance, and presentation.
- Turnover Management: Lead and manage the full scope of unit turnover, from move-out inspections through to ready-for-move-in status, coordinating closely with vendors and internal teams.
- Delinquency Oversight: Monitor and manage resident delinquencies, communicating with residents and accounting as needed to minimize outstanding balances.
- Accounts Payable: Review, approve, and track vendor invoices to ensure accuracy and timely payment in coordination with the finance team.
Qualifications
- 3+ years of property management experience, preferably overseeing multi-site or portfolio operations.
- Strong communication, organization, and problem-solving skills.
- Ability to work independently, make informed decisions, and solve problems in a timely manner.
- Strong financial acumen and experience in budgeting, financial analysis, and reporting.
- Availability to respond to emergencies and handle after-hours calls as necessary.
- Valid driver’s license and reliable transportation.
- Proficiency with property management software and Microsoft Office Suite.
- Ability to manage multiple priorities in a fast-paced environment.
