Job summary

Soaring Towers in Wilmington, NC seeks an experienced Facilities Maintenance Technician to join the property operations team. This full-time role focuses on safe, functional, and well-maintained residential spaces with resident and vendor interaction.

The ideal candidate has broad building-maintenance experience, strong problem-solving abilities, and can work independently. Plumbing, electrical, and HVAC knowledge are helpful, with Pool Operator certification preferred.

Qualifications

• Experience in building maintenance or facilities management.
• Ability to identify problems and complete repairs.
• General troubleshooting of plumbing, electrical, lighting, hardware, and mechanical systems.
• Mature, dependable and able to work independently.
• Professional appearance and respectful communication.
• Valid driver's license and reliable transportation.
• Willing to obtain Certified Pool Operator certification if not already certified.
• Ability to lift, climb ladders, and perform physical maintenance tasks.

Responsibilities

• Perform routine property maintenance and minor repairs.
• Conduct preventive-maintenance tasks and inspections.
• Maintain common areas, mechanical rooms, grounds, equipment, and building systems.
• Diagnose and address basic plumbing, electrical, lighting, hardware, and mechanical issues.
• Respond promptly to maintenance requests and property concerns.
• Assist with minor emergency situations and HVAC condensate issues.
• Monitor equipment such as generator, fire pump, pool equipment and irrigation systems.
• Coordinate with outside contractors or vendors for specialized work.
• Communicate maintenance needs and completed work to Building Manager.
• Maintain accurate and organized maintenance records.
• Assist with janitorial duties and safety compliance.
