Contractor Staffing Source is seeking a Facilities Maintenance Technician for a premier residential community in the Wilmington/Wrightsville Beach area of North Carolina. This full-time, hourly role involves hands-on maintenance to keep the property safe, functional, clean, and well maintained, with interactions among residents, staff, contractors, and vendors.

Experience maintaining residential or commercial properties and building systems.
Ability to identify issues, determine practical solutions, and complete repairs.
Mature, dependable, organized, and able to work with minimal supervision.
Professional appearance and respectful communication with residents and staff.

Responsibilities

Perform routine property maintenance and minor repairs throughout the community.
Conduct preventive-maintenance tasks and property inspections.
Help maintain common areas, mechanical rooms, grounds, equipment, and building systems.
Diagnose and address basic plumbing, electrical, lighting, hardware, and mechanical issues.
Respond promptly to maintenance requests and property concerns.
Assist with emergency situations and coordinate with vendors as needed.
Maintain accurate maintenance records and communicate needs to the Building Manager.
Assist with janitorial duties and other property-related tasks.
