Job summary

Fairgrove Property Management, based in Irvine, CA, seeks a Portfolio Manager to oversee 300-450 scattered-site SFH and multi-family properties. The role focuses on ensuring strong operations, tenant relations, and owner objectives across Southern California.

Candidates should have proven supervisory experience, familiarity with California landlord-tenant law, and proficiency in Appfolio and MS Office 365. The position is full-time with a competitive salary and annual bonus potential.

Qualifications

• Ability to multi-task between office duties, property inspections, leasing showings and handle multiple tasks simultaneously.
• Scattered-site fee management experience with multiple owner clients preferred.
• Proven supervisory experience.
• Must be proficient in MS Office 365.
• Strong Knowledge of California Landlord Tenant Law.
• Proficient in Appfolio.
• Ability to travel with reliable transportation.
• Flexibility to work evenings and weekends as needed for emergencies.

Responsibilities

• Collaborate with department leaders to maintain an optimal external and internal property management experience.
• Monitor occupancy levels of the portfolio and manage onsite staff to meet owner objectives.
• Maintain positive Owner relations.
• Assist Owners with individual requests/requirements for each property promptly.
• Resolve resident concerns/issues and provide high service levels.
• Oversee rent collections, three day notices, eviction process, including court appearances.
• Oversee and create advertising and marketing plans.
• Manage leasing process, show properties and approve applications.
• Oversee and issue maintenance requests and manage invoices and expenses.
• Perform routine and random property inspections to assess condition.
