Job summary

ZRS Management, LLC is seeking a Maintenance Technician in Richmond, TX. The role supports on-site property maintenance, performing plumbing, electrical, HVAC, and appliance repairs, and assisting the supervisor to ensure high resident satisfaction.

Turnover and preventive maintenance are key duties, with emphasis on safety and organization. The position offers full-time hours, benefits including health and life insurance, 401(k) with employer match, housing discounts, and paid holidays.

Qualifications

• Must have valid driver’s license with acceptable driving record and proof of automobile insurance.
• EPA certification preferred.
• If required at a property, certification must be obtained within 90 days of start date.
• Maintenance experience in plumbing, electrical, HVAC and appliances.

Responsibilities

• Perform independent technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and related systems.
• Perform apartment turnover maintenance within 3–5 business days and complete turnover checklist.
• Maintain common areas: sweep, mop, vacuum, trash, pressure wash, clean windows.
• Monitor exterior for roof, siding, shutters and other issues.
• Contribute to an effective preventive maintenance program.
• Ensure safety of all equipment and structures in area of expertise.
• Document newly purchased tools/equipment in inventory.
• Keep work area clean and orderly and observe safety rules.
