Job summary

Essex Property Trust in San Diego, CA is seeking a Maintenance Technician II to uphold and enhance residential properties. The role covers routine and preventive maintenance, unit preparation for new residents, and upkeep of common areas including grounds, clubhouse, and amenities. You will report to the Community Manager or Maintenance Supervisor.

Qualifications

• High school diploma or GED equivalent.
• 2+ years of property maintenance or facilities experience.
• HVAC and/or CPO certification preferred.
• Valid driver's license for on-site operations.
• Hands-on electrical, plumbing, and appliance repair knowledge.
• Awareness of environmental hazards (asbestos, lead, mold, radon).
• Ability to use a smartphone for property management apps.
• Proficiency with MS Office and property management software.
• Strong organizational and time-management skills.
• Fluent reading, writing, and speaking of English.

Responsibilities

• Perform routine and preventive maintenance on HVAC, plumbing, electrical, and appliances.
• Repair interior and exterior property features such as doors, windows, walls, flooring, and fixtures.
• Respond to resident maintenance requests promptly with effective resolutions.
• Prepare vacant units for move-in with painting, cleaning, and repairs.
• Inspect property and systems to identify maintenance needs.
• Follow a preventive maintenance schedule to reduce failures.
• Handle emergency requests; on-call evenings, weekends, holidays as required.
• Maintain inventory of tools and materials; keep shop organized.
• Document work orders and inspections in SightPlan or similar systems.
