Job summary

ABM Industries is seeking an Assistant Maintenance Supervisor to support daily maintenance for residential properties. You will assist in managing maintenance tasks, supervising staff, and coordinating with vendors to ensure safety and quality standards.

The role requires 2–3 years of supervisory experience and a solid knowledge of HVAC, plumbing, and electrical systems. A high school diploma or equivalent and strong communication skills are essential.

Qualifications

• High school diploma or equivalent required.
• 2-3 years supervisory or management experience desired.
• Strong knowledge of building systems (HVAC, plumbing, electrical).
• Excellent verbal and written communication skills.

Responsibilities

• Assist Maintenance Manager in overseeing daily maintenance tasks and scheduling.
• Supervise maintenance team, provide training and support.
• Develop and implement preventive maintenance programs to extend equipment life.
• Prepare vacant units for new residents including repairs and inspections.
• Conduct regular property inspections to ensure high workmanship standards.
• Ensure compliance with OSHA and other regulations; promote safety.
• Coordinate with external vendors for repairs or projects.
• Assist in after-hours emergencies and rapid response.
• Help manage inventory and maintenance budgets.
• Interact with residents to address maintenance requests and concerns.
• Maintain accurate records of work orders and preventive maintenance.
