Job summary

Rose Associates in New Jersey seeks an Assistant Resident Manager to help run a residential community, supervise the building services team, and ensure tenant satisfaction and financial performance.

You will coordinate maintenance, work with vendors and unions, manage safety, and participate in staff recruitment and training. This role requires strong customer service and on-call availability.

Qualifications

• A minimum of 5 years of experience in residential building maintenance.
• Knowledge of building mechanical systems, including plumbing, electrical, carpentry, and HVAC.
• Certificates: S12, S-13, S-95, P-99, EPA 608 Universal.
• Must respond to emergencies and be on-call 24 hours.

Responsibilities

• Actively assist in managing day-to-day property operations and maintenance.
• Support timely maintenance of building operations, including coordinating preventive maintenance and optimizing asset performance.
• Participate in overseeing maintenance and repair activities, collaborating with external contractors and vendors.
• Contribute to negotiating service contracts and ensuring compliance with obligations.
• Assist in developing and managing the building maintenance budget, reviewing variances and controlling expenditures.
• Play an active role in responding to building emergencies and supervising projects.
• Collaborate in safety inspections and training for a safe work environment.
• Recruit, hire, train, and evaluate building staff, and coordinate with unions.
