Job summary

Rose Associates is seeking an Assistant Resident Manager to actively shape daily life at a residential community. You will support the Resident Manager, ensure staff excellence, tenant satisfaction, and financial success, while coordinating with vendors and unions.

The role requires strong customer service, problem-solving, and clear communication, with on-call duties 24/7 and experience in building maintenance essential.

Qualifications

• Minimum of 5 years in residential building maintenance.
• Knowledge of plumbing, electrical, carpentry, waterproofing and HVAC systems.
• Strong verbal and written communication skills.
• Licenses: Certificate of Fitness S12, S-13, S-95, P-99, EPA 608 Universal.
• On-call 24 hours for emergencies.
• Experience with unions, preferably 32BJ, is a plus.
• Proficient with property management software including Yardi.

Responsibilities

• Assist in managing day-to-day property operations and maintenance, addressing tenant/clients' concerns.
• Oversee preventive maintenance and optimize asset performance.
• Supervise maintenance and repair activities with contractors and vendors.
• Negotiate service contracts to meet contractual obligations (HVAC, cleaning, landscaping).
• Help develop and manage the building maintenance budget and track variances.
• Respond to emergencies and supervise construction projects, enforcing safety protocols.
• Coordinate safety inspections and staff training for a safe work environment.
• Participate in recruiting, hiring, training, and evaluating building staff.
• Collaborate with unions and union representatives.
