Job summary

Hanscom Federal Credit Union in Massachusetts seeks a Residential Loan Servicer to support our Residential Lending Department. You will provide high-quality service to members and attorneys on residential and home equity loans, and help maintain accurate records across filing, discharges, and escrow.

Ideal candidates have 1–3 years of related experience, knowledge of mortgage documents, and strong attention to detail.

• Working knowledge of real estate documentation and lien instruments.

Responsibilities

• Provides prompt, efficient and professional service to members, attorneys, and other institutions regarding Residential and Home Equity Loans.
• Responds to inquiries for payoffs, including Umbrella Loan, past discharges, payments, subordinations, and modifications.
• Performs QC on APR calculations, verifies rates on Mortgagebot and XP2, and assists with ARM adjustments and FNMA remittances.
• Processes subordinations and rate modifications; maintains a log of requests.
• Submits Home Equity mortgages to the Registry of Deeds for recording and tracks recordings.
• Prepares and processes discharges and closing costs; maintains logs.
• Maintains Home Equity filing system and monthly closed loan report; archives files.
• Backs off payments, answers loan payment questions, and addresses issues.
• Maintains escrow information and remits payments for taxes and insurance.
• Transfers mortgage loans to servicing system; ensures correct categorization in FICS.
• Monitors force placed insurance; handles Flood Zone questions and logs.
• Completes weekly HELOC rate survey and updates the website.
• Back-up to QC group when workload dictates and assists with document corrections.
