Qualifications

• High school diploma or equivalent required.
• HVAC and electrical certifications are required or in progress.
• Universal certification to be obtained within one year of hire.
• Valid driver’s license and current automobile insurance.
• Pool operator license if the community maintains a pool.
• Minimum two years supervisory experience preferred.
• Excellent customer service and strong communication skills.

Responsibilities

• Maintain painting and cleaning of the property (internal and external).
• Perform mechanical work, code checks and fire alarm testing; in-house capital projects.
• Schedule capital improvements and apartment work; manage bids and contractors.
• Repair appliances and boiler equipment; obtain prices and quotes as needed.
• Ensure payroll accuracy for maintenance staff; manage daily scheduling.
• Hire and terminate maintenance staff in coordination with the General Manager.
• Ensure timely, professional completion of all work orders; supervise night/weekend staff.
• Maintain good tenant relations and report issues to the General Manager.
