Job summary

Lancaster Campus is seeking an Experienced Residential Facilities Manager to oversee the physical and mechanical upkeep of our student housing properties.

You will lead maintenance teams, schedule improvements, manage contractors, and ensure safety and tenant satisfaction. HVAC and electrical certifications are required or pursued, with a path to universal certification within a year. A valid driver's license is needed.

Qualifications

• High school diploma is required; additional education preferred.
• HVAC certification and electrical certification required.
• Universal certification to be obtained within one year of hire.
• Valid driver’s license and current automobile insurance.
• Licensed pool operator if the community maintains a pool.
• Minimum of two years supervisory experience preferred.
• Excellent customer service skills.
• Strong interpersonal skills and ability to communicate instructions accurately.

Responsibilities

• Maintain the physical and mechanical upkeep of the property.
• Paint and clean the property both internally and externally.
• Perform maintenance work including mechanical, code work, and fire alarm checks; manage in‑house capital projects.
• Schedule capital improvement projects and apartment work.
• Set scope, obtain bids, check contractors and secure approvals for external work.
• Repair appliances and obtain prices/quotes as needed.
• Maintain boiler machinery and complete monthly inspection reports.
• Snow removal where applicable.
• Order pool supplies and ensure proper pool maintenance where applicable.
• Maintain good tenant relations and inform General Manager of issues.
• Manage night and weekend maintenance staff; include bus drivers where applicable.
• Ensure staff complete work orders timely, professionally and courteously.
• Hire and terminate maintenance staff in cooperation with General Manager.
• Ensure payroll is submitted accurately for maintenance staff.
• Work with General Manager on scheduling and budgeting.
