Job summary

Metric Geo in Delaware seeks an Entitlements Manager to guide the entitlement process for new residential communities, from acquisition through development. The role requires deep knowledge of municipal approvals, zoning, and permitting, serving as the main link between the company, consultants, and public agencies to keep projects moving.

Qualifications

• Minimum 5+ years of entitlements/land development experience.
• Strong knowledge of Delaware municipal entitlement and permitting processes.
• Bachelor's degree in construction management, urban planning, civil engineering, business, or related field (or equivalent experience).

Responsibilities

• Oversee entitlement and due diligence for prospective land acquisitions.
• Coordinate work by outside consultants (civil engineers, planners, environmental and geotechnical specialists).
• Liaise with municipal, county, and state agencies to secure zoning approvals and permits.
• Represent the company at public hearings and local meetings.
• Collaborate with Internal Land Acquisition, Operations and Division leadership on site planning and viability.
• Track entitlement schedules to keep development on pace with timelines.
• Prepare paperwork for agency approvals, permits, and bond releases.
• Assist with budgets for entitlement costs and maintain partner relationships.
