Job summary

Aro Homes is seeking a Development Manager to lead land development activities for single-family infill projects in Mountain View and the Peninsula. This role drives feasibility, budgeting, permits, and coordination with consultants and municipalities to move projects toward construction efficiently.

Ideal candidates have 3–5 years in residential infill development, a degree in engineering/architecture/construction management, and strong communication and project-management skills.

Qualifications

• Process-driven approach with a strong attention to detail.
• Excellent communicator across mediums.
• Familiar with project management software such as Smartsheet and Oracle Primavera Cloud.
• Strong interpersonal skills and ability to build relationships with customers, co-workers, trade partners and plan reviewers.
• 3–5 years’ experience in residential infill development.
• Ability to assess site conditions – landscaping, civil, trees, soil, etc.
• Degree in Engineering, Architecture, Construction Management or related field.
• Valid driver’s license with a good driving record.
• Bias for action and growth mindset.
• Employment contingent upon DMV/background check.

Responsibilities

• Plan and complete all land development activities on a portfolio of lots including site due diligence, budgeting and feasibility, and coordinating permit submission and revision.
• Develop and control the project’s land development and permitting schedules and coordinate workflows to accelerate project cycle times.
• Conduct site assessments and define land development costs in collaboration with Acquisitions and Site Operations teams.
• Build relationships with neighbors, community, and municipalities.
• Coordinate with third parties such as arborists, surveyors, civil engineers, etc.
• Submit corrections to Planning/Engineering Department and re-submit plans to municipalities; maintain relationships with planning/building departments.
• Work with Utilities to expedite disconnect/reconnect of required utilities.
• Secure permits for demolition activities including all plans, permits and notices.
• Obtain temporary power pole permits and inspections.
• Provide administrative support to department as directed by manager.
• Manage and pay all required Impact and Development Fees in preparation of Building Permit issuance.
• Anticipate and solve problems while driving continuous process improvements.
