Neal Communities is seeking a Purchasing Coordinator to support daily operations in a residential homebuilding environment. You will manage start/closing activities, rebate tracking, and vendor compliance, while keeping construction documentation accurate and up to date.

The role involves coordinating with construction, purchasing, and sales teams, handling change orders, and assisting with budget analysis. Proactive, detail-oriented professionals thrive in this fast-paced setting.

Qualifications

• 2+ years direct purchasing experience; residential home builder purchasing experience preferred.
• Strong verbal, written communication and customer service skills.
• Excellent organizational and multitasking abilities.
• Analytical and problem-solving abilities with attention to detail.

Responsibilities

• Prepare and issue purchase orders for all home starts.
• Process material invoices and reconcile turnkey contracts as needed.
• Upload all lot information to BuildPro.
• Report missing or incorrect information to Purchasing Manager & Agents.
• Perform job close processes on all homes.
• Enter and track change orders, ensuring documentation is complete and approved.
• Coordinate with construction, purchasing, and sales teams to support operational processes and ensure documentation is accurate and up to date.
• Maintain organized documentation across construction files, vendor records, and shared drive systems.
• Assist with rebate tracking, documentation and related reporting.
• Analyze and audit budgets to ensure plans and communities are consistent.
• Facilitate pricing and quantity updates in purchasing software as required.
• Collaborate with Purchasing Agents and the Purchasing Manager in creating and maintaining Scopes of Work, Bid Sheets, and Community Specifications.
• Administer accurate quantity take-offs and estimates.
• Conduct market research to stay informed about industry trends, products, and pricing.
• Serve as a customer service liaison between trades and other departments.
• Work with sales team to facilitate sourcing of homeowner closing gifts from vendors.
