Job summary

gpac is seeking a Residential Project Manager for a leading luxury home builder in the United States. The role focuses on overseeing high-end residential projects, coordinating with homeowners, architects, and subcontractors, and ensuring on-time, on-budget delivery.

The ideal candidate has 5+ years of PM experience in custom home building, strong leadership and communication skills, and proficiency with Procore and related software. A degree in construction or engineering is preferred.

Qualifications

  • 5+ years of Project Management experience with a custom home builder or residential GC.
  • Experience managing luxury residential projects, preferably $5M+.
  • Strong understanding of residential construction methods and local codes.
  • Experience with project budgets, schedules, contracts, and subs.
  • Procore, Buildertrend, CoConstruct, Bluebeam, or similar software proficiency.
  • Bachelor's degree in Construction Management, Engineering, or related field preferred.

Responsibilities

  • Manage residential construction projects from preconstruction through final completion.
  • Develop and maintain project schedules, budgets, and forecasts.
  • Coordinate with homeowners, architects, designers, engineers, and subcontractors throughout the construction process.
  • Review and negotiate subcontractor agreements and purchase orders.
  • Monitor project costs and ensure financial goals are achieved.
  • Coordinate project staffing and resource allocation.
  • Identify and proactively mitigate project risks.
  • Ensure compliance with safety standards, quality expectations, and company policies.
  • Manage change orders, RFIs, submittals, selections, and project documentation.
  • Maintain strong client relationships by providing exceptional communication and service throughout the building process.

  • Proficiency with Procore, Buildertrend, CoConstruct, Bluebeam, Microsoft Office, or similar construction management software.
  • Excellent communication, organization, and leadership skills.
  • Bachelor's degree in Construction Management, Engineering, or a related field is preferred.
